Knowledge on Office transformation.

Strategic articles touching on office transformation, selected for boards preparing a workplace investment.

Transforming an existing building is often the better business case, and almost always the harder project. The upside is a lower cost per square metre, a shorter permitting path and continuity of address. The risk is that the building's installations, facade and floor plan set limits that only become visible once the design is well advanced.

The decisive work is therefore a technical and strategic assessment before commitment: what the building can carry, what the energy label trajectory requires, and which parts of the workplace ambition are simply not achievable in this shell. That assessment either produces a credible transformation scenario or a well-argued case for relocation, and both outcomes are useful.

Phasing deserves the same rigour. Transforming while occupied protects cash flow but extends the programme and taxes the organisation; a temporary move costs money but compresses the disruption. The right answer depends on the operational tolerance of the business, not on construction preference.

    Frequently asked questions

    Transform or relocate?
Compare both on total cost of occupancy over the full lease term, including installation replacement, energy label upgrades and productivity loss during the works. The headline construction budget rarely decides this correctly on its own.
Can we stay in the building during the works?
Often yes, in phases. It avoids double occupancy cost but lengthens the programme and puts sustained pressure on staff. The choice should follow the operational tolerance of the organisation.
What determines whether a building is suitable?
Installation capacity, facade performance, floor loading, floor depth and the energy label trajectory. These are surveyed before the design brief, not during design.
