The five sub-scores
Capacity tests whether the lettable area matches your actual peak demand, not your policy, your behaviour. Growth tests whether the property can absorb your three-year ambition without expansion. Collaboration weighs floor plate and number of floors against your collaboration need; many floors plus high collaboration need is a structural risk, not just a layout matter.
Talent & employer branding combines location profile, client visits and image importance. Financial efficiency compares all-in rent with the location benchmark, rent well below benchmark is as suspect as rent well above it.
How to read the match score
75 or higher = Strong Match: the property can work structurally, provided the watch-outs are followed up seriously. 55 to 74 = Moderate Match: workable under conditions, usually one sub-score is against you. Below 55 = Poor Match: proceeding costs more than you earn back, regardless of how attractive the property looks.
The value lies less in the absolute number than in the spread across sub-scores. A property scoring around 70 on all five is more resilient than one scoring 95 and 40, averages deceive.
What the scorecard does not replace

Use the tool on properties you have already rejected, often the rejection sat on one sub-score that an intervention could solve. Sometimes the opposite: a favourite disqualifies itself.
